As a Certified Investor Agent Specialist (CIAS) I am prepared to work with investors to meet their investing goals and portfolio requirements.  I work with First time investors, Move-up investors, Portfolio investors, Performance investors and Rehab and Resell investors.  I also work with International investors looking to purchase investment properties in the United States.  I do have translators if a buyer requires using one.

I have extensive experience with advanced real estate investment strategies such as 1031 exchanges, leverage options and Self Directed IRA’s.  As a CIAS, I understand and use daily important calculations like Capitalization Rate, Net Operating Income (NOI), Cash Flow, Cash-on-Cash Return (CCR) and Debt Service Ratio (DSR) to help an investor determine a good investment from a bad one.  These are generally for more experienced investors, but are becoming more common as investors are seeking a better place to put their money than the stock market.  It’s all about finding the right property for the right investor at the right time.

With foreclosure rates growing and home prices generally falling in our local Real Estate markets, more investors are considering distressed homes as an opportunity to find deals.  Today’s prices are making flip investing or property management a reality once again.  While it is a great time to purchase a property, non-responsive banks have discourage many investors and many rejected offers – mainly from working with inexperienced agents.  I help my investors navigate the saturated market of short sales, REO properties and foreclosures.  We offer the following services to our investor clients:
